Full Roof Construction Sydney

Complete roof installation for new builds, re-roofs, and major renovations across Sydney. Colorbond, tile, slate, and architectural standing-seam — engineered for Sydney climate and council requirements.

From new builds in the Hills to full re-roofs in heritage suburbs, full roof construction is our largest scope of work and where 20+ years of Sydney experience really counts. We work directly with homeowners, builders, architects, and developers across the metro area — Colorbond, tile, slate, copper, or architectural standing-seam, engineered to Sydney’s specific climate, council requirements, and BAL ratings.

When You Need Full Roof Construction

Our Full Construction Scope

A full roof construction from us is a turnkey job. That means we handle everything from structural liaison with your builder or engineer through to the final cleanup and certification. Scope typically includes:

Working With Architects & Builders

A significant share of our work is sub-contracted through Sydney residential builders and commissioned by architects for specific projects. We read plans properly, flag specification ambiguities early, and deliver the roofing on the contract date — which matters when there are 12 other trades staged behind us. We can also value-engineer alternative profiles that preserve architectural intent while reducing cost, if budget is tight.

Materials & Systems We Install

Colorbond® Steel

All profiles — Trimdek, Kliplok 406, Custom Orb, Spandek, Longline 305. 22 colours including cool-roof specifications. Up to 36-year paint warranty.

Terracotta & Concrete Tile

Monier, Bristile, CSR — every major Sydney tile manufacturer. Full colour and profile range. Essential for heritage-overlay properties and Federation/Queen Anne style homes.

Natural Slate

Welsh, Spanish, and Chinese slate for high-end and heritage projects. 100+ year lifespan when properly installed. Relatively rare in modern Sydney builds but available for architectural projects.

Architectural Standing Seam

Concealed-fastener standing-seam panels in zinc, copper, or painted steel. Used where architectural intent demands sleek, modern, clean lines.

Sydney Climate & Compliance

Every new roof is specified for its specific site conditions: bushfire BAL rating (FZ down to LOW), wind classification (N1–N6), coastal corrosion exposure (Mild through Severe Marine), and council-specific heritage or design overlay requirements. We handle this assessment as part of the quote — you don’t need to figure it out yourself.

Quoting New Builds and Re-Roofs

Every full-roof project is quoted individually based on material choice, roof size, structural complexity, access, heritage constraints, and any coastal or bushfire specification. We visit in person, review plans where relevant, and provide a written fixed-price quote with itemised scope, provisional sums for potential discoveries, and realistic timelines. New-build work on builder contracts is typically quoted on plan against provisional sums.

Timeline

A typical 200 m² single-storey re-roof takes 6–10 working days from strip to cleanup, weather dependent. Complex double-storey or architectural projects run 15–25 days. New-build roof installations are typically 3–5 days of actual roofing work, scheduled within the overall build programme. We always roof-tarp overnight so your home or worksite is weatherproof throughout.

Frequently Asked Questions

How much does a new roof cost in Sydney?

Every job is quoted individually — material choice, roof size, pitch, complexity, structural work, and heritage constraints all drive price. Premium materials like slate, zinc, or copper sit at the top of the range. We visit in person, review plans where relevant, and provide a written fixed-price quote with itemised scope.

How long does a full roof take to install?

Single-storey Sydney homes (200 m²) take 6–10 working days from strip to cleanup. Double-storey and complex roofs run 15–25 days. New-build roof installations are 3–5 days of actual roofing work within the overall build programme.

Do I need council approval for a new roof?

Straight like-for-like replacements usually don't need approval. Changing material, profile, or colour in a heritage overlay area (Paddington, Balmain, Glebe, Newtown conservation zones) may require a DA. We flag this at the initial assessment and help you through the paperwork if needed.

Can you work with my builder or architect?

Yes — sub-contracted work through Sydney residential builders is a significant share of our business. We read plans, flag spec ambiguities early, and deliver on contract dates. We provide shop drawings and material submittals where architects require them.

Which roof material is best for my home?

Depends on location, budget, heritage constraints, and future plans like solar. For most modern Sydney suburban homes outside heritage overlays, Colorbond metal gives the best economics. Heritage properties usually demand terracotta tile. Coastal homes need Colorbond Ultra. We'll walk you through the right call at the assessment.

What warranty do you provide?

10-year workmanship warranty on installation, plus the manufacturer's product warranty (up to 36 years on Colorbond paint, 50+ years on quality tile, 100+ years on slate). All warranties provided in writing with the final invoice.

Will you replace my gutters too?

Usually yes — gutters are normally specified as part of a full re-roof because they need to match new roof profiles and flashings. Separately priced in the quote so you can see the cost breakdown clearly. Replacing gutters separately later is more expensive.

Do you handle asbestos removal?

We don't remove asbestos ourselves — it requires a licensed asbestos removalist. If your existing roof has asbestos (common in Sydney homes built pre-1987), we coordinate with a licensed removalist and start our scope once a clearance certificate is issued. Full coordination is included.

Can you install solar-ready roofing?

Yes. Kliplok and standing-seam profiles accept solar clamp mounts without roof penetrations — the single biggest leak-risk elimination for rooftop solar. We can also pre-install conduit pathways during re-roof if you're planning solar within 2–3 years.
