Terracotta is fired clay — warmer in colour, heavier, more expensive, and holds its appearance for 80+ years without fading. The downside is brittleness: terracotta tiles crack more readily under foot traffic and hail. This is the single most misunderstood thing about tile roofs. The tiles themselves often last 80–100 years. The sarking and battens underneath have a 25–30 year service life. When a tile roof “fails” in Sydney, it’s almost always because the underlay has disintegrated and water is now reaching the ceiling regardless of how perfect the tiles look. If your tile roof is 25+ years old and you’re considering restoration, we’ll inspect the underlay condition — if it’s compromised, underlay replacement is the right call and it’s not cheap: you have to strip the tiles, replace the sarking and battens, and relay everything.
